Rental Agreement
Heretofore, the tenant shall be referred to as the rentee, and the landlord as the rentor. The following conditions apply to all apartments and guest houses run by Happy House/AbiKan Inc. Address: Chiba-ken, Funabashi-shi, Miyamoto 3-2-33, Mainfunabashi B, 273-0003
1.The rentee agrees to pay the sum of __________ yen per month to the rentor. The first month’s rent, pro-rated to reflect the move-in date of _____________, will be__________ yen. Should the rentee change room or apartment the new rental fee shall apply from the date the rentee moves.
2.This contract is a monthly contract, renewed automatically upon paying the rent. Failure to pay rent by the 1st of the month for which rent is due is considered a breach of contract, thus giving the rentor the right to assess a ¥500 surcharge for each day that the rental payment is late. If rental payment is not made by the 15th of the month for which rent is due, the rentor will be allowed to rent the room to someone else from the 1st of the following month.
3.No pets are allowed.
4.No smoking is allowed anywhere but in the bedrooms. However, failure to properly air out the room or apartment shall be grounds for management to keep the damage deposit.
5.A deposit of 30,000 yen is required when moving in. This is fully refundable, providing one month’s notice is given and the room has incurred no damage.
6.Care shall be taken by the rentee so as not to be too loud in the house. This especially applies after 10pm. Complaints stemming from the neighbours shall be considered just grounds for being asked to leave without receiving the deposit refund.
7.The rentee MUST wash his/her dishes, clean the cooking stove after usage and keep all personal effects in his/her own room, not in the common area.
8.Guests are allowed to stay in the room. However, any guest staying more than 2 days per month will be charged 2000 yen per day.
9.For each additional person living with the rentee, an additional 10,000 yen shall be charged for rent over and above the amount already being paid by the rentee.
10.The rentee shall be required to give a photocopy of passport or alien registration card. 11.Should the rental fee be raised, the rentor will give the rentee six months notice.
12.The rentor reserves the right to alter this agreement to reflect changing circumstances.
13.The rentee is fully responsible for his/her personal belongings. Management is not responsible for any lost or damaged personal effects.
14.The rentee is fully responsible for any damage caused by his/her guests. The rentee shall be financially responsible for restoring the damaged area to its original condition. This includes replacing any damaged furniture, or paying for any structural repairs.
15.Management is not responsible for any injuries incurred by the rentee or his/her guests. 16.If the rentee loses or materially damages a bicycle provided by the rentor, the rentee will be required to pay 10,000 yen to the rentor immediately. ************************************
This section of the contract applies to all apartments run by Happy House.
